Selling your home is a big decision. Whether you’re upsizing, downsizing, relocating or just ready for a different home there are a few things to consider.
CHOOSE THE RIGHT REALTOR TO HELP YOU
If you don’t already have a real estate agent, choosing the right one can be a daunting task. Finding someone with the right combination of skills, experience and enthusiasm can take time.
Interview a few agents and speak to them about what they can do for you. Among other things, find out what their marketing systems are and how they plan to generate interest in your home. If you have questions, ask them. If you’re uncertain about how the process works, ask. Ask them for references and check at least a couple of them. Real estate agents rely on satisfied clients for repeat business and are happy to provide you with references to speak with.
Many real estate agents offer a free home evaluation. Before you make the decision which agent to choose, review the evaulations to see which ones are the most complete and contain the most information. Sign a listing agreement only when you’re satisfied your potential agent has answered all your questions and you’re completely comfortable with them.
DECIDE ON THE PRICE
With your agent, look at comparable sales in your area. How much are similar homes selling for? Are there issues with your home that will affect the selling price – is it outdated or updated, does it need a new roof, how old are the furnace and hot water tanks and so on. Your agent has access to information that you don’t, so make sure you review it thoroughly and discuss what the best listing price for your home will likely be. You don’t want to be priced too low, but you don’t want to be priced too high either and your agent can make sure neither of these things happens.
GET THE HOUSE READY FOR SHOWING
Declutter your home. Minimizing the clutter makes the home appear more spacious and clean. Other things you can do include:
- Put away most of the family pictures so the people viewing the home can envision themselves in the home instead of you and your family.
- Remove pets from the home during viewings or open houses and minimize the amount of pet odors. If you can’t remove the pets, put them in crates or kennels so the potential buyers can safely walk through the home.
- Make sure the home is clean, especially the bathrooms and kitchen. People can overlook some cosmetic issues, but if your home is dirty, you may lose some potential buyers.
- If a room is in need of painting, do it. A gallon of paint can easily brighten up a tired room and make it more appealing without breaking the bank.
ACCEPT AN OFFER
At some point, you’ll receive an offer from a potential buyer. Your real estate agent will review the offer with you to make sure you understand all of the terms. And while you don’t have to accept the first offer that comes across the table, don’t be unrealistic. Listen to your agent – is it a fair offer for the current market? Does it reflect a fair price based on the condition of your home? Has there been a lot of interest or hardly any at all? All of these will help to determine how to handle the offer. Countering an offer is fairly common, but keep it within reason. Your agent can guide you through the entire process and offer guidance on how best to proceed.
Once you’ve accepted an offer and the paperwork is done, all that’s left to do is move. Your real estate agent can help find the perfect new home in the Nanaimo area, and if you’re moving away, they can likely refer you to someone in your new city.
